True to its Spanish name, El Centro (“The Center”) is the largest city in the fastest growing county in Southern California. It is located just minutes away from a major international border crossing (Mexicali, Mexico). Located along a major interstate route between San Diego and Phoenix, Arizona, the center’s location is well situated for retail and residential development. The Town Center II site itself is in the center of El Centro’s bustling highway corridor (Imperial Highway), a route that traverses through the major economic center of El Centro and is adjacent to many national retailers such as Costco, Wal-Mart, Target, Lowe’s, K-Mart, Staples, and Food 4 Less. Located along State Highway 86 and accessible by Interstate 8 and Highway 111, the site enjoys unmatched exposure to regional traffic. This solid growth of the area’s market facilitates a huge demand for strategic, usable space that the current supply cannot meet.

El Centro Town Center II is a mixed-use center featuring all property types. The 330,000 SF retail space takes advantage of the commerce driven by the downtown density while the (20 Acres?) residential area is being developed in order to meet the increasing housing demands. The layout places major anchor tenants behind a strategically placed series of retail buildings, thus providing maximum exposure for its front retail outparcels. In addition, a 240 unit multifamily residential project, Town Center Villa Luxury Apartments, has been constructed and fully leased. This housing development complements the existing retail, institutional and office tenants at the Town Center II.
