El Centro Town Center II is a mixed-use center featuring all property types. The 330,000 SF of retail space will take advantage of the commerce driven by the downtown density while the 20 Acres office warehouse area is being developed in order to meet the increased demand pressures on the region's consumer and industrial industries. The site layout plans to place the major anchor tenant behind a strategically designed series of retail buildings, thus providing maximum exposure for its front retail outparcels. In addition, a 226 unit multi-family residential project is also being planned. This residential project will provide needed housing for a specific segment of the housing market (condominium users) and complement the proposed retail and industrial office projects located adjacent to the future development.

The nation's largest online university – the University of Phoenix – has established its presence at El Centro Town Center II with a 20,000 square-foot campus. After months of intense work schedule, the construction for the University of Phoenix has now been completed. Located at the northern gateway of the city of El Centro, this campus will welcome students with its distinctively modern architecture. This facility features 10 state-of-the-art classrooms, a spacious lobby area with snack bar, and administrative offices and will accommodate up to 200 students at one time. This is the first completed project by YK America after having been awarded a $3.2 million dollar EDA grant from the US Department of Commerce for road improvements last year. Many people have turned to education in tough economic times, so the completion of the university could not come at a better time. YK America and its parent company, Pacific Anchor Holdings, have again succeeded to win the trust of their investors by ushering in a top-notch educational institution to the El Centro Town Center II shopping center.
